The property market is back in frenzy mode after a brief hiatus from cooling measures that were put in place half a year ago. This is especially true for the East Coast area, where several new launches are taking place. Besides the GLS sites that were recently awarded, many private developments are also going up for sale, including those that were en blocted in recent years.
The latest to join the list of newly launched projects is Tembusu Grand, a 99-year leasehold development by City Developments (CDL). The developer won a site at Jalan Tembusu via GLS in January 2022, beating 7 other bidders. The tender price for the 210,550 square metre land parcel was $768 million or $1,302 per square foot per plot ratio (psf ppr).
As its name suggests, the project is anchored by an ancient and venerable Tembusu tree. The tree has become a popular spot for family photographs and outdoor wedding photoshoots, and it has been recognized as one of Singapore’s heritage trees. Located at the Tanglin entrance to the Botanic Gardens, the tree is believed to have been in existence long before the gardens were formally laid out in 1859.
Inspired by this natural heritage, tembusu grand seeks to preserve the past while preserving the future. The development has been designed to be environmentally conscious, with lush greenery and water features around its buildings. For instance, rain water is captured and filtered, then used for landscaping purposes in the garden. This way, the landscape ebbs and flows like in a rainforest, bringing the experience of nature closer to homes.
In addition, the development is dotted with calming lounges and vibrant pools that offer respite from the bustling city life. Residents can also take in the lush greenery from atop the development’s two sky decks, which are located on level six and 12. The landscape even extends upwards to the building façade, draping it with living colours.
The development is conveniently accessible via several major highways, including the Kranji Expressway and Pan-Island Expressway. It is also a short distance from the upcoming Tanjong Katong MRT station along the Thomson East Coast Line, which should be ready by 2024.
Tembusu Grand is located in the heart of District 15, making it an excellent choice for families who want to live within close proximity to schools, dining outlets and other lifestyle amenities. Residents will enjoy the convenience of a wide array of shops and eateries, as well as the nearby Katong Park. Moreover, the upcoming East Coast Park MRT station will be just a few minutes’ ride away from the development, giving residents quick access to other parts of the island. In terms of education, the development is also close to schools such as Tanjong Katong Primary School and Canadian International School (Tanjong Katong Campus).
